Building Maintenance Worker
GENERAL PURPOSE
Perform a variety of skilled and semi-skilled
maintenance and repair activities, involving City
buildings, structures, and facilities.
SUPERVISION RECEIVED AND EXERCISED
Receives
direction from either the Facilities Technical
Operations Supervisor, Facilities Maintenance
Supervisor, Sports Complex Manager, or Sports Complex
Operations Coordinator.
May
exercise functional or technical supervision over
Building Utility Workers, Custodians, and Contractors.
JOB OBJECTIVES
Perform a variety of skilled and semi-skilled
maintenance and repair activities relating to various
mechanical and electric systems involved with continued
operation of Municipal buildings, structures,
facilities, and parks.
ESSENTIAL DUTIES AND RESPONSIBILITIES
The duties listed below are intended only as
illustrations of the various types of work that may be

Provide high level of customer service to both
internal and external customers.
Maintains and repairs a variety of City facilities;
inspects for compliance with maintenance standards
Installs, maintains, and repairs plumbing systems and
a variety of plumbing fixtures; such as, faucets, sinks,
toilets, and water heaters
Troubleshoots, repairs, replaces, installs, and
maintains electrical wiring, fuses, switches, motors,
generators, lighting systems, and other fixtures and
equipment
Repairs, installs, and constructs tables, shelves,
cabinets, counter tops, cubicle configurations, and
other wood equipment and fixtures
Checks, services, operates, installs, and repairs
natural gas fixtures and packaged, split, and window
HVAC equipment
Identifies damaged and worn electrical and mechanical
components and takes corrective action as assigned
Installs tile and carpet; make repairs on drywall,
doors, windows, floors, lockers, gates, roofs, and
ceilings
Applies coatings; such as, paint, varnish, oils, etc.
to interior and exterior surfaces
Prices, orders, and obtains parts and equipment for a
variety of maintenance projects while adhering to City
procurement guidelines
Adjusts timers and schedules for City lighting,
heating, and cooling systems
Provides support during various Special Events hosted
by the City
Uses and cares for tools, supplies, and materials
Reads, understands, and can modify blueprints,
construction drawings, and schematics
Communicate clearly and concisely, through oral,
written, and electronic means in a technical
environment. Maintain appropriate reports, logs, and
work order documentation as required.
Works independently in the absence of supervision
Performs related duties, as assigned.
REQUIRED QUALIFICATIONS
High School Diploma and three years of skilled
journeyman experience performing duties in one of the
building trades, involving a wide range of systems,
components, and related equipment. Ability to operate
Windows based personal computer and Microsoft Office
Suite.
REQUIRED LICENSE AND CERTIFICATION
Possession of EPA Universal Refrigerant Certification or
ability to obtain said certification within 12 months of
hire. Possession of a valid State of Arizona drivers
license.
DESIRED QUALIFICATIONS
At least one year of experience in Facilities
Maintenance Operations. Experience with man-lift,
scissor lift and boom truck operation. A certificate of
completion from a building trade school.
BACKGROUND
Ability to pass background check through the Federal
Bureau of Investigation and Arizona Criminal Justice
Information System, general physical examination and
drug test, and limited polygraph examination.

While performing the duties of this class, employees

Employees are required to walk, stoop, climb, stand,
bend, twist, kneel and exert in excess of 100 pounds of
force occasionally, and/or in excess of 50 pounds of
force frequently, and/or in excess of 20 pounds of force
constantly to move objects. Specific vision abilities
required by this job include close vision, use of both
eyes, ability to adjust focus and to distinguish basic
colors and/or shades.
Mental Demands
While performing the duties of the this class, employees
regularly are required to use oral communication skills;
read and interpret data, information and documents;
analyze and solve problems; interact with the general
public, contractors, engineers, public agencies,
employees , and others who may be encountered during the
course of work.
WORK ENVIRONMENT
The work environment characteristics described here are
representative of those an employee encounters while
performing the essential functions of this class.

conditions: No effective protection from weather.
Position may be subject to extreme heat or cold for
periods of more than one hour. Position is subject to
hazards: Proximity to moving mechanical parts,

is subject to atmospheric conditions: Fumes, odors,
dusts, mists, gases, or poor ventilation. Position is
required to wear respirator to complete a portion of its
position accountabilities. Position may be subject to
confined space entry.
